Full Description:

Probably the sunniest position in the Vallespir. These two delightful stone farmhouses are built on an imposing south facing hillside at 700m altitude overlooking the river Tech. The property is set in approximately 78 hectares of land and offers the perfect escape from the stresses of life. Yet just a 5 minute drive away is the picturesque medieval walled village of Prats de Mollo and Spain is only 20km away.

The property which is accessed by a 1km track is made up of two old farmhouses.

Main house: Large sitting room with woodburning fire insert, kitchen, 3 double bedrooms, 1 bathroom, 1 shower room, attic storage, 2 store rooms under the house, workshop and one large former stable.

Second house: Sitting room, kitchen with wood burning fire, 2 double bedrooms, shower room. Also in same building but with separate entrance is a large former hay loft.

This propoerty would make an ideal Gites rental business with the 2 bedroom unit and potential for a one bedroom/studio unit (in the hay loft). Also some of the store rooms and the stable under the main house could offer further potential accommodation.

The property benefits from 2 water sources and the ability to pump water from the river if necessary. Also there is a back up electricity system in case of loss of supply. Given the sunny south facing aspect of this property, it would not only be possible to have an independent water supply, but also become self reliant on energy by the installation of solar panels.

There is also the possibility to acquire a further piece of land (prairie) with a ruined shepherds cottage, which once restored would make a delightful home or gite.
